September has arrived and with it the Saskatchewan Harvest Season! Producers
focus is now turning from Summerfallow & Haying to Swathing, Combining and the
seeding of Winter Wheat. Here’s to hoping for and receiving a September like 2009
followed by a warm October which will allow for the work to get done!
Listings:
As our business increases, our number of listings do as well. We continue to
increase the area we cover and as more and more Sellers of Farm Property learn of
our service, our listing database grows providing more and more options for Buyers.
As you search through our listing page you will find a large variety of Farm
Properties. From small to large, livestock to grain to mixed, area to area, we are
determined to continue providing the highest quality service available to our Clients.
Commodity Values vs Production Estimates:
Every year at this time, the current and future prices for our commodities fluctuate
depending on the most recent forecast Production Estimates. This year, an extra
factor has been thrown into the mix – the extreme wet weather along with the large
area it has covered. Yes, every year the weather plays a part in estimating what total
production will be. However, this year’s weather is far from average and places a
rather difficult task on those who take up the challenge in calculating the Production
Estimates. Not only is there a large amount of unseeded acreage on the Prairies, in
addition a large amount of what is seeded will not be yielding anywhere close to
average. This makes applying long term averages to seeded acres somewhat
unreliable. Take for instance the estimate of 10,867,000 tonnes of Canola. In our
travels throughout the large area we service, the majority of Canola crops are
suffering to say the least. In many instances, yields in those fields will be fortunate
to break the 20 to 25 bushel range. While the Cereal crops appear to be somewhat
better, many of them will also be yielding below average. As always, only time will
tell, however, do not be surprised if after harvest the actual harvested production is
below the current forecast estimates? Should this materialize, those who are able,
may want to hold as much of this year’s production as possible as new year values
may very well be higher!
Livestock Inventories:
In the August 27/10 issue of the FCC Express, it was reported that according to
Statistics Canada, inventories of livestock continue to decline. Total Cattle
inventories from July 1/09 to July 1/10 were down 5.6% in Alberta & Manitoba,
6.3% in Saskatchewan, and 7% in British Columbia. This continued reduction year
after year in our beef herd is now being reflected in the price being offered at the
local Auction Barns. Recent sales have seen 800 lb Steers as high as $1.20/lb.
During our recent monthly meeting, it was brought to our attention that some
producers rather than taking this opportunity to increase their herds, are choosing
the opposite direction and will be dispersing their herds as they anticipate higher
Bred Cow values! This makes one wonder, what will it take to encourage some of
our younger producers to take up the path of a Cattle Producer rather than that of a
Grain Producer?
Writing/Accepting the Offer – What do I need to know?
As a Buyer or Seller of Farm Property, have you ever asked yourself this question
before? If not, you may want to! The vast array of what needs to be included in
writing may seem intimidating to those who are not experienced with the
Selling/Buying of Farm Real Estate. Yes there are the basic necessities to be
included that make an Offer legally binding. But what about all the little details that
when not taken care become major setbacks when possession day comes around?
Things like which buildings are all included? For instance, where did the three 2000
bushel Westeel Rosco steel bins on flat wood floors go to? What about the value of
the land versus the house versus the grain bins versus the shop versus the !!!!!!!! Oh
and remember the second half of the rent for the current year on land that is rented
out and possession took place on August 1st. Was I not supposed to get that? Not if
it is not in writing! Now you may go forward and write your own offer and or sell your
own farm, or you may choose an easier path. Call one of our Ag Specialist's who

Estate. Gee, now what should you do?
